We aim to provide all our Landlords with exceptional service whether you wish to use our services to manage your property or just to find you suitable tenants.
Our comprehensive Landlord service includes the following:
1. To visit your property and provide a free rental valuation.
2. To market your property through varying forms for maximum response.
3. To ensure, once suitable tenants have been found, that references are taken up and checked, all financial matters are handled on your behalf and contracts are prepared.
4. To provide very competitive fees.
We offer a two
professional
and letting management services as follows:
Lettings only service:
1. Rental assessment and valuation.
2. Marketing, advertising and
accompanied
viewing at the Property.
3. All viewings accompanied by one of our professional Negotiators.
4. References taken up (including a financial reference) checked
5.
Preparation
of tenancy agreement.
6. Monies collected, including deposit.
7. Statement prepared and submitted with monies.
Our fees for a Lettings Only Service are 50% of one months rent.
Full management service:
1.Marketing, advertising and conducting accompanied viewings at the property.
2.Internal and external photographs.
3.Regular personal contact with both tenants and landlords.
5.Full referencing of tenants normally (within 48hours).
6.Full preparation of tenancy agreements.
7. Periodic inspections, normally carried out quarterly.
8.Notifying all utility companies at the beginning and end of each tenancy.
9.All rents paid directly into the Landlords account via BACS.
10.Excellent Contractor rates for maintenance.
Our fees for a full management service are 8% of each months rent.
